About

Kasey Bailey

Maintenance Sales Representative

Campbell Mechanical Services — Toledo Office | 2875 Crane Way, Northwood, OH 43619

She’s Managed Commercial HVAC and Plumbing Budgets. Now She Protects Yours.

For six years, Kasey Bailey was the person who got the call when something in the building stopped working. As a property manager overseeing residential and commercial properties, she scheduled the service, negotiated the contracts, managed the budget it came out of, and faced the tenant who wanted to know when it would be fixed.

She now brings that perspective to Campbell’s Toledo customers as Maintenance Sales Representative. When Kasey asks what your building is costing you, it is not a script. She has run the numbers on her own.

Six Years Managing Commercial Property Maintenance

Kasey’s property management work covered the full operational picture: overseeing maintenance and upkeep across residential and commercial properties, scheduling service as needs arose, managing budgets and vendor contracts, and holding responsibility for tenant satisfaction. She has lived the gap between a building that is maintained on a plan and one that is maintained on emergencies — and she knows which one is more expensive

The owners and managers Kasey works with are not strangers to her. She has held their job. That means the conversation starts several steps further along — past the discovery questions, past the explanation of why deferred maintenance is a problem, and directly into what to do about it.

How Commercial HVAC and Plumbing Service Agreements Actually Work

Before property management, Kasey spent eight years as Business Development and Marketing Specialist at Industrial Power Systems, an industrial services contractor. She developed bid proposals, prepared customer subcontracts and change orders, maintained the licensing and qualifications the company needed to bid work, and assisted in pre-qualifying customers.

That is unusual and useful background for a maintenance seller. Kasey understands how a service agreement is scoped, what a change order really represents, and what a procurement team is looking at when it evaluates a contractor — because she prepared that documentation for years.

What Kasey’s Background Means for Your Maintenance Plan

She Knows What the Problem Costs You

Downtime, tenant complaints, emergency premiums, and the capital line item nobody planned for are not abstractions to Kasey. She has absorbed all of them from the owner’s side, which is why her recommendations tend to be grounded in what a failure actually disrupts rather than in equipment specifications.

Maintenance Budget and Service Contract Fluency

Kasey has managed maintenance budgets and vendor contracts, and she has written proposals and subcontracts from the contractor side. She can talk through scope, exclusions, and cost structure clearly, so you know exactly what you are agreeing to before you sign it.

A Plan Built as a Financial Decision

Campbell does not fix and bill. Kasey works with CFOs, building owners, and facility managers to build a maintenance plan that fits your budget cycle and your capital plan — so mechanical spending becomes something you schedule rather than something that ambushes you.

Repair Costs Campbell Absorbs, Not Defers

Under Campbell’s Lifetime Guarantee, Campbell absorbs the cost of covered repairs on the systems it maintains. That is capital avoidance — the expense does not shift to next year’s budget, it comes off your books.

HVAC and Plumbing Under One Agreement

Kasey covers both. One contract, one point of accountability, one number to call — instead of managing separate vendors and refereeing between them when a problem sits at the intersection of the two.

Commercial HVAC and Plumbing Maintenance, Rooted in Toledo

Kasey has spent her career and her volunteer life in this market. She served on the YMCA board and taught group fitness for ten years at the Anthony Wayne and Perrysburg branches, launching the group fitness program when the Anthony Wayne branch opened its doors. She has volunteered with Habitat for Humanity, organized charity races and fundraisers, and stayed active in BNI and local Chamber of Commerce events. She holds coursework from Owens Community College, where she also served as an adjunct instructor in health and wellness.

Schedule a Site Assessment for Your Toledo Facility

If your building keeps generating the same repair, or your capital plan has a mechanical line item you are not confident about, Kasey will walk the facility with you and give you a straight read on what she finds.
