Rooftop Units (RTUs)

Rooftop units are packaged systems that house the compressor, condenser, evaporator, and blower in a single enclosure mounted on the roof. They’re common in commercial and retail buildings with flat roofs and are among the most frequently serviced systems in Toledo’s commercial building stock. RTUs maintained on a consistent preventive schedule can last 15 to 20 years; deferred maintenance tends to shorten that window considerably.

Chiller Systems

Chillers are used in larger commercial buildings with sustained high cooling loads. They come in water-cooled, air-cooled, and modular configurations. The right chiller type depends on the facility’s cooling demand, water availability, and mechanical room layout.

Variable Refrigerant Flow (VRF) Systems

VRF systems use a single outdoor condensing unit to supply refrigerant to multiple indoor units, each independently controlled. Inverter-driven compressor technology lets the system modulate output to match actual demand, reducing energy waste and allowing zone-by-zone temperature management. They’re well suited to multi-tenant buildings and mixed-use facilities with varied occupancy patterns.

Split Systems & Packaged Terminal Units

Split systems connect to existing ductwork and work well for smaller commercial spaces such as individual offices, storefronts, and restaurants. Packaged terminal units allow room-by-room temperature control and are common in hotels, senior living facilities, and multi-tenant buildings where individual climate control matters.

Why Commercial AC Service Differs from Residential

Commercial cooling systems aren’t simply larger versions of residential equipment. The differences in scale, access, and system complexity require a different service approach entirely.

Commercial units are significantly larger and heavier, often requiring equipment designed to access and service components, particularly rooftop-mounted systems. Many commercial buildings house HVAC equipment in utility rooms, basements, or on rooftops, each presenting distinct access and safety considerations. Multi-zone configurations with individual thermostats allow area-by-area temperature control but add real diagnostic complexity when something goes wrong.

Ventilation demands are also higher in commercial environments. Restaurants, laboratories, and fitness facilities require elevated air exchange rates that residential systems aren’t designed to handle. Commercial systems frequently include economizers, which use dampers, sensors, and controls to draw in outside air and reduce mechanical cooling load. Diagnosing economizer faults requires specific knowledge that doesn’t carry over from residential service work. Working with a contractor experienced in commercial systems also helps protect equipment warranties, since improper repair can void manufacturer coverage.
